Here are some products I highly recommend using to improve the performance and durability of your overhead door and garage door opener. All of these products are used by professional door services.

Lubrication

Lubricating your garage door on an annual basis will increase performance, longevity and quietness. It’s an inexpensive and easy annual DIY project all homeowners should do themselves This product is used and recommended by garage door professionals and is non-silicone based. 

Recommended for all metal moving parts including springs, track, hinges, rollers, slides, brackets etc. Penetrates frozen parts and reduces the build up of dirt and dust. Never use thick lubricants like oil, grease or lithium on garage door hardware.

This product should be used for lubricating your garage door opener T-Rail and internal drive gear, worm gear and bearings. After removing the opener casing you will find the internal nylon (plastic) gears on chain drive openers.

Failure to keep your internal nylon worm and drive gears lubricated could result in failure. Nylon gear teeth strip when under stress, heat or lack adequate lubrication.

Simple Green All Purpose Cleaner

Simple Green all purpose cleaner is a safe but effective solution to remove grease, dirt and stains from your garage door. Being EPA Safer Choice Certified means it does not contain chlorine (bleach), ammonia, formaldehyde, phosphates or petroleum distillates. It is strong enough to fight grime on your garage door and safer for the environment.

Trisodium phosphate (TSP) is an all purpose heavy duty cleaning product composed of 75% trisodium phosphate and 25% sodium carbonate. It is capable of cutting through some of the more severe stains found on garage doors like mold, mildew, grease, oil and soot in preparation for painting.

For seasonal cleaning a mild detergent like Simple Green is best, but if you are preparing your garage door for a fresh coat of paint you need something stronger. TSP is especially useful in prepping your overhead door for a fresh coat of paint as it will remove some of the gloss coating found on most steel garage doors.
