Most homeowners can’t figure out how to stop water leaking under garage doors. Low spots, unlevel concrete and bad seals are the main reasons for rain water to leak under the door. All of these problems can be fixed with easy do it yourself overhead door projects. Garage door seals and retainers are cost effective ways to eliminate water leaking under your garage door.
Garage Door Threshold Seal
The most common way to prevent water and other debris from entering the garage is with the use of threshold seal. Apply this seal directly to a clean concrete floor using an adhesive like Liquid Nails. Threshold seal acts as a ramp to drain the water away from the garage door opening. Threshold seal kits are available to order online or at your nearest home improvement store.
Garage Door Bottom Seal
Replacing the bottom seal on your garage door will also help keep water from leaking under the door. The most common types of astragal are T type seal , J type seal, beaded seal, bulb seal and wood door seal. It is important to identify the type of channel you have before replacing the gasket. Single channel and double channel retainers are most common on overhead doors. Replacing your current bottom seal with a larger size seal (4.75″) will help with low spots.
Garage Door Adjustable Retainer
Sloped concrete floors can be problematic since garage doors are flat. Luckily a product called adjustable retainer is available to compensate for sloped concrete floors. Adjustable aluminum retainer is shaped like the letter “U” and is installed over the bottom of the garage door. It can be angled to match the slope of the floor to compensate.
